Chicago’s United Center redevelopment - Parking Lots to be Transformed into a Vibrant Urban Hub

The city of Chicago has officially greenlit an ambitious $7 billion redevelopment project that will transform 55 acres surrounding the United Center into a dynamic mix of public spaces, shops, hotels, and modern infrastructure. Spearheaded by renowned architecture firm RIOS and landscape design experts Field Operations, the initiative—dubbed the 1901 Project—aims to revitalize the West Side while enhancing connectivity and community engagement.


A New Vision for the United Center District


Originally designed by international architecture firm Populous in the early 1990s, the United Center serves as the home of the Chicago Bulls and stands as one of the busiest arenas in the United States. However, much of the land surrounding the venue has remained underutilized, primarily serving as expansive surface parking lots. The 1901 Project will introduce a pedestrian-friendly master plan that seamlessly integrates green spaces with commercial and hospitality developments.

“Our goal is to create an urban environment that prioritizes people over cars,” said Richard Peterson, senior project director at RIOS. “This project reimagines how cities can evolve by merging architecture with landscape to foster a thriving community.”


Plazas, Paseos, and a Skyline-Defining Tower


One of the most striking elements of the redevelopment is a tiered skyscraper that will redefine the Chicago skyline while serving as a visual anchor for the district. The master plan also features a network of plazas and paseos that pay homage to the city's pre-automobile urban fabric, ensuring seamless pedestrian flow and accessibility.

“The design takes inspiration from Chicago’s legacy of innovative architecture and engineering,” explained RIOS partner Sebastian Salvadó. “By weaving together public plazas, landscaped paseos, and elevated green spaces, we’re creating a dynamic environment that enhances both community engagement and urban aesthetics.”


Elevated Green Spaces Inspired by the High Line


A standout feature of the project is a continuous elevated park designed by Field Operations, reminiscent of the famous High Line in New York City. This elevated greenway will wind through the district, offering lush landscapes, rooftop gardens, and gathering spaces for leisure and events. The park’s design also integrates storytelling elements that highlight the cultural significance of the United Center.

“We want to create a park experience that reflects the deep history and energy of this neighborhood,” said Lisa Switkin, partner at Field Operations. “By linking key moments in the area’s past with new opportunities for connection and engagement, we’re establishing a unique destination that fosters a sense of belonging.”


A Model for Future Urban Development


As cities across the United States continue to rethink urban planning, the 1901 Project stands as a forward-thinking model for integrating mixed-use development with community-focused design. By replacing vast surface parking lots with vibrant public spaces, Chicago is setting a precedent for sustainable and people-centered growth.

Other major urban redevelopment projects in the U.S. include efforts to revitalize Cleveland’s riverfront and Lake Flato’s mixed-use development on an island near Fort Worth, Texas. With the 1901 Project, Chicago is positioning itself at the forefront of innovative urban transformation, creating a legacy that will reshape the city’s West Side for generations to come.
