New Midrise Residential Tower by Hacin Rises in Boston’s Wharf District

A long-overlooked parcel of land at the corner of India Street and John F. Fitzgerald Surface Road is finally seeing development, as a new midrise residential tower breaks ground in Boston’s historic Wharf District. Situated directly across from the Rose Kennedy Greenway, this once-vacant lot will soon be home to a 12-story luxury condominium building designed by the renowned local architecture firm, Hacin.

Transforming an Unused Lot into a Landmark Residence



For years, 55 India Street remained one of the last undeveloped sites in downtown Boston, a remnant of the city’s past urban renewal efforts and the former Central Artery expressway that once cut through the area. Today, the site is being transformed into an upscale residential building that will blend seamlessly with its historic surroundings while offering modern living amenities.


A Thoughtful Architectural Approach


Hacin’s design for the new condominium tower is a contemporary nod to Boston’s architectural heritage. The building will feature a sturdy granite base, cast stone belt coursing, and classic brick masonry—materials chosen to complement the intimate, human-scaled streetscape of the Wharf District. The structure’s form also takes inspiration from the neighboring Boston Five Cents Savings Bank, a Brutalist landmark built in 1972 by architects Gerhard Kallmann and Michael McKinnell.


Luxury Living with a Community Focus


Spanning 76,000 square feet, the development will house 29 spacious condominiums, including two- and three-bedroom units. Additionally, five of the residences will be designated as affordable artists’ lofts, contributing to Boston’s cultural vibrancy. Many of the homes will boast generous balconies with direct views of the Greenway, providing residents with a coveted connection to the city’s beloved urban park.

The ground floor will feature a 4,250-square-foot restaurant with outdoor seating, enhancing the pedestrian experience and activating the streetscape. This addition is expected to further enrich the neighborhood, offering both residents and visitors a dynamic space to gather and dine.


Overcoming Challenges to Move Forward


Despite delays caused by the COVID-19 pandemic, Boston Residential Group, the project’s developer, has successfully secured funding to bring the vision to life. Construction is now moving forward, with an expected completion date in 2027.

As one of the final pieces in the revitalization of downtown Boston, this new midrise building at 55 India Street is poised to become a defining feature of the city’s evolving skyline while respecting its historic roots. With a blend of classic and contemporary design elements, it represents the next chapter in Boston’s architectural narrative.
